Inside Our Sauganash And Edgebrook Real Estate Marketing Machine

Last week, while we were busy with a slew of new listings and working with buyers, I promised you a sneak peek into my way of promoting and exposing my listings to a world of buyers on the Internet. I don’t make it a habit to promote my listings that are not located in 60646, namely in Sauganash and Edgebrook, on 60646 Blog. For that purpose, I operate a different website called windycityresidences.net which showcases all of my listings, 60646 and non-60646 related.

However, one of the homes that we were asked to sell, is a completely re-modeled Georgian-style house in Chicago’s North Park neighborhood (a stone throw away from Sauganash), that lends itself nicely to a demonstration of our marketing repertoire. It comes with a vacant side-lot that we are marketing as a separate listing. The third property we were commissioned to sell is a partially re-modeled ranch located in Skokie’s Devonshire Highlands neighborhood. We managed to sell that house in under a week. But back to our North Park listing. It’s located at 6027 N Kimball Ave., at the intersection of Peterson Ave. and Kimball Ave. To start things off, here’s a quick slideshow of the house:

On WindycityResidences, you’ll be able to see more pictures of this property, but the point that I’d like to make is this: I am all about PHOTOGRAPHY! What buyers on the internet want to see when they’re looking for homes, is pictures of homes. Lots of ‘em. The more, the merrier. The crisper the quality, the better. For now, I use Obeo for our professional photo shoots and virtual tours. I myself, use a Canon Digital SLR, and I’m about to acquire a super wide-angle lens for it, shortly. However, I use the pictures that I take and post-process, only for preliminary purposes, which is to say: for input in the MLS. I cannot (yet) reproduce the quality and the wide-angle shots that my photo pro Paul cranks out of his Olympus (Hi Paul!). But I’m getting there. Speaking of the MLS: I am always in utter disbelief, when I see million dollar properties listed (and we have a number of them in Edgebrook and Sauganash) with less than a handful of pictures. Or with time and date stamps on the edge of the pictures. I like to sell my listings by letting the homes tell their own stories through images. It works folks, and I have it down to a science.

Obviously, if you came away with the impression that taking pretty pictures of your home is the only component of my marketing plan, you are sorely mistaken. It would take me a solid hour to explain, what else there is that I do to promote, expose, and sell your property, offline and online.
